What should a membership cost?

Work backwards from rent, staff and the members you can realistically sign in year one. Prices in AED, VAT on top.

Membership price to hit your margin
AED 411 / month
at 240 members (60% of 400)
Fixed costs
AED 87,000
per month
Revenue needed
AED 116,000
for 25% margin
Break-even members
180
at AED 411
Price at full capacity
AED 247
same margin, 400 members

A planning number, not accounting advice. VAT is on top of the price you set. Payment processing fees, refunds and seasonal freezes will pull real revenue below this line, so most owners price 10 to 15 percent above it or sell PT and packs to close the gap.

FAQ

Pricing questions.

How should I price a gym membership in the UAE?

Start from your fixed costs and a realistic member count in year one, not from what the gym down the road charges. The calculator gives the price that covers costs at that count with your margin. Then position it against the local market and sell PT, packs and day passes to lift revenue per member.

Is VAT included?

No. The price shown is before VAT. UAE VAT is 5% on memberships and personal training.

What margin should a gym target?

Independent gyms commonly plan for 15 to 30 percent operating margin once established. Year one is often lower because fill is lower; that is why the calculator asks for expected fill.

Why is the break-even number different from expected members?

Break-even is the count that covers fixed costs at your price with zero margin. Expected members is what you plan to have. The gap between them is your safety margin.
